Concrete roof tiles are popular roof choices in areas such as Florida and Texas. If you own a home with concrete roof tiles and they have never been sealed, it is a good idea to seal them with a penetrating concrete sealer. The elements such as uv exposure, rainwater and wind can fade the roof tiles and lead to water damage and leakage. A penetrating concrete sealer will reduce the amount of mold and mildew growth, make cleaning easier while preventing water infiltration.

Are you tired of constantly having to pressure wash your concrete roof tiles because of the unsightly mold, mildew and lichen? Do you wish there was a sealer you could apply that would protect the roof while also preventing you from having to spend your Saturdays power washing and risking your life climbing a ladder to your roof?

The ever popular concrete roof tiles are a construction staple in the southern areas of the country especially in states like Florida and Texas. In order to protect concrete roof tiles from moisture, mold, mildew, efflorescence and weathering you need to seal them.

The initial cost of a tile roof is more expensive than wood shake or asphalt shingles, but over the life span of a tile roof, wood shakes and asphalt shingles will need to be replaced 2-3 times. Because concrete tile lasts longer than most other roofing materials, the increased value of a tile roof normally exceeds any initial "savings" apparent with cheaper roofing materials. Concrete tile also costs less than real slate or clay tiles.

Impregnating, penetrating sealers are a great option to help seal roof tiles and prevent organic growth. They will never yellow or delaminate with UV light exposure and rain water will bead off of them preventing the build up of mold and mildew - even in shaded areas.

One of the best roof tile sealers is the Siloxa-Tek 8500. It is a penetrating concrete sealer designed to treat a variety of applications with an emphasis on hydrophobicity and reduction of water uptake. It dries completely clear with a natural finish that will not change the look or appearance of the susbtrate. Guaranteed to outlast and outperform all other roof tile sealers on the market, the Siloxa-Tek 8500 is the most advanced roof tile sealer ever formulated; designed to prevent the re-growth of mold and mildew. By applying the Siloxa-Tek 8500 it will prevent you from having to pressure wash the roof tiles on a semi-annual to annual basis. An added benefit is salt resistance. If the roof tiles are located in an area exposed to airborne salts, the Siloxa-Tek 8500 is able to effectively prevent chloride ion penetration, keeping the roof tiles free of pitting and cracking.

The Siloxa-Tek 8500 is available in a ready to use or ultra concentrated formulation. The ready to use version will cover up to 125 SF per container; whereas the ultra concentrated version will cover to to 625 SF per container. The ultra concentrated version is mixed with distilled water and a great option for large amounts of square footage.

How to Seal Concrete Roof Tiles:

  1. The concrete roof tiles need to be clean, free of mold, mildew and organic growth. This can be achieved by pressure washing.
  2. Remove any previous sealers or coatings that have not worn away. This can be achieved with a chemical stripper or sealer remover.
  3. Make sure the concrete roof tiles are clean, dry and free of debris.
  4. Choose a day when the temeprature is within the application parameters of 50-90 degrees F.
  5. Choose a penetrating concrete sealer that will keep out any moisture and prevent any organic growth like mold and mildew.
